Booking Conditions – Bolthole by the Beach

By booking, you agree to these Booking Conditions.

1. Booking & Payment

  • A booking is confirmed once the 25% deposit has been received.

  • The remaining balance is due 6 weeks before arrival.

  • Bookings made within 6 weeks of arrival must be paid in full at the time of booking.

2. Cancellation by the Guest

  • Cancellations must be made in writing (email is fine).

  • If you cancel more than 6 weeks before arrival, the deposit is non‑refundable.

  • If you cancel within 6 weeks of arrival, the full balance remains payable.

  • Guests are strongly advised to take out travel insurance to cover unexpected cancellations.

3. Cancellation by the Owner

  • In the unlikely event we must cancel your booking, you will receive a full refund, including any deposit paid.

  • We cannot accept liability for events beyond our control (e.g., extreme weather, utility failures).

4. Check‑In, Check‑Out & Access Details

  • Check‑in: 3:00pm

  • Check‑out: 10:00am

  • Early check‑in may be possible by prior arrangement but please note we are not able to accommodate late check out.

  • Access details for the property will be sent to you once the full balance has been received.

  • Access information is sent only to the lead guest’s mobile number for security.

5. Number of Guests

  • The property sleeps a maximum of 4 adult guests, in two double beds.

  • Only the named guests on the booking form may stay overnight.

  • No parties, events, or third‑party bookings are permitted.

6. Pets

  • One well‑behaved dog is welcome by prior agreement (pet fee).

  • Pets must not be left unattended in the property under any circumstances.

  • Owners are responsible for cleaning up after their pets.

7. Smoking & Vaping

  • Smoking and vaping are strictly prohibited inside the property.

8. Damage, Breakages & Cleanliness

  • Please report any damage or breakages as soon as possible.

  • We reserve the right to charge for significant damage or extra cleaning if the property is left in an unacceptable condition.

  • Minor wear‑and‑tear is expected and not charged.

  • Please leave the property as you find it.

9. Neighbour Consideration & Quiet Hours

  • The property is located on a quiet residential street with neighbours on both sides who are not on holiday.

  • Guests must keep noise to a minimum, especially outdoors.

  • Quiet hours are from 10:00pm to 7:00am.

  • Excessive noise, nuisance, or anti‑social behaviour may result in termination of your stay without refund..

10. Personal Belongings

  • We cannot accept responsibility for loss or damage to guests’ personal items during their stay.

11. Utilities & Internet

  • Wi‑Fi is provided free of charge but not guaranteed.

  • Power cuts or service interruptions are outside our control.

12. Acceptance of Terms

  • By paying the deposit, you agree to these Booking Conditions.
